GUIDE TO RENTING

We understand that finding the right property for rent can be very stressful, Morris & Joel will work to make sure that stress is minimised to make your move as smoothly as it possibly can be from the day that we find you a property up until the day you move in.

As soon as you have given us your exact requirements, we will go to great lengths in finding you a suitable property. When we are instructed on a property that we feel will suit your needs, we will call you straight away and shall also email you full details.

As soon as we have found a property for you that you wish to rent, the first step is to make an offer with your proposals e.g. preferred move in date, any furnishings if required etc where this will be put forward to the landlord/landlady. On acceptance of the offer, we will ask you for a two week holding deposit and our administration fees. Our fees are noted in our tenant services and fees link.

As soon as this is received, we will take up the necessary references. Once we receive a full report per reference and they are come back as passed we will prepare the contracts for both landlord/landlady and tenants for signature.

Prior to moving in, we will arrange for a gas safety certificate to be completed along with the EPC (Energy Performance Certificate).

The Inventory Check In will be arranged just before your move in date which is paid for by the landlord/landlady. We will ask you for a further 4 weeks deposit plus the first month’s rent up front before you move in. As soon as this is received and contracts are signed, your tenancy will be in place ready for the start date.

Should you wish to terminate the agreement at the end of the tenancy, you will need to give two months’ notice. We will arrange for the Inventory Check Out to be completed which is paid for by the tenant(s).

As soon as we receive the Inventory Check Out, this will be passed on to the landlord/landlady for cross referencing against the Inventory Check In where your deposit will then be issued back to you should the reports match up. If there are any defects with the property during your tenancy, your deposit will be paid back to you less any costs for repairs.
